Production builders have been moving outward in every direction for the better part of a decade — north toward New Braunfels and Bulverde along the I-35 corridor, west toward the Alamo Ranch communities off Loop 1604, south toward Lackland AFB along the I-35/I-37 split, and east toward Cibolo and Schertz.

The dominant pattern is a master-planned community with a builder roster of three to six firms, shared amenities (pool, trail network, sometimes a school site), and a single HOA. That structure is good news for first-time buyers because it standardizes a lot of the unknowns: utility hookups, road quality, eventual school assignments, and resale comparables are all visible from the day the section opens.

  • Heat and cooling envelope. Summers regularly hit 100°F+ for weeks at a time. Insulation, window glazing, and HVAC sizing matter more here than in most of the country. Confirm the SEER2 rating and ductwork plan before optioning anything.
